Arranging a viewing

If you would like to view one of our available properties, please contact the office on 01968 679402. We are open from 09.00 to 17.00 Monday – Friday. We’ll try and arrange a time that’s convenient to your schedule so evenings and weekends are possible as well as normal office hours.

Taking a property

If you are interested in taking the property, you will need to come into the Edinburgh office and place a holding deposit by debit or credit card (please note that we don’t take cash or cheques). At this point we will reserve the property for you and stop advertising it.


We will give you the referencing forms to take away and complete. These must be completed and returned to the office with the relevant information within 48hrs. If the information is not returned within 48hrs you will lose your deposit and the property will be re-advertised. 

We use an external referencing agency and they will normally give us a response within 48hrs.
If your referencing fails, you will need to arrange a guarantor, who will have to fill in a separate series of forms. If you are unable to arrange a guarantor, we are, under certain circumstances, able to proceed with the let, providing additional criteria and payments are met.

If you or your guarantor’s referencing fails, we will return your holding deposit. If it is because of inaccurate or false information, we reserve the right to re-advertise the property and you will also lose your holding deposit.

If you decide to withdraw your application, you will lose your holding deposit.

Moving In

If the referencing is in order we will arrange a move-in date for you. You will need to come into the office and sign the lease. You will also need to arrange the following:
Rent for the month (pro rata if not moving in on the 1st). If you are moving in on, or after, the 23rd of the month, you will need to pay the following months rent too.
Deposit of 1 ½ times the monthly rent. The amount of the holding deposit will be deducted from this amount.
You will also be required to fill in a standing order mandate.

We check all properties before tenants move in and produce a detailed inventory. You will need to check that the inventory agrees and let us know within 7 days if there are any anomalies. Everything should be in working order, but if it is not let the maintenance team know and it’ll be fixed quickly.

The tenancy will be registered with the council for council tax by us. Gas & electricity will already be connected but you are free to change your utility supplier. You will need to arrange telephone, broadband and cable yourself. Please check with the provider before you sign a lease as not all properties have these facilities available. Television licences and communal charges such as stair cleaning and gardening are additional payments that you may have to pay in addition to the rent and council tax. If you require contents insurance that will cover your possessions and also accidental damage to the landlord’s carpets and furnishings, please contact the office.

The service is available 24/7 and includes contact details for out-of-hours emergencies. Our fix times are 24 hours for urgent works and 7 days for non urgent works. Don't forget that fix times can be delayed if the maintenance team have to order parts or if we require your landlords approval to complete the works. 

Moving Out

Let us know when you want to move out at least one month before your tenancy expires (for a fixed term lease) and 2 months before the expiry date (for rolling leases). We will send you all the information to make it as straightforward as possible.
